Royal London Asset Management has acquired the freehold interest in the Bath Road Shopping Park from The Crown Estate for a price of £93.65 million.
The scheme benefits from an open A1 planning consent and extends to 193,000 sq ft. It is occupied by Next, Furniture Village, Mothercare, New Look, Outfit, Carpetright, Argos, Boots, B&Q and McDonald’s. There is one vacant unit which is currently under offer.
Wilkinson Williams considers this to be the strongest out of town retail destination serving the affluent Slough population and one where there are a range of interesting medium term asset management opportunities to explore.
The purchase price reflects a net initial yield of 5.54% on the basis of a rental guarantee in place in respect of the vacant unit.
