When Wilkinson Williams were appointed by the landlord in 2010, the scheme suffered from a very dated and run down appearance. The former Empire Direct/Miller Brothers unit remained vacant and Halfords traded in an oversized store with an imminent lease expiry.
The landlord secured planning consent to extensively refurbish the scheme, including the elevations, new entrance and signage features and replacing the car park surface.
We were able to agree a downsize and new letting with Halfords for a unit of a size more suited to their operational requirement. We agreed a new lease with Hobbycraft for a refurbished unit alongside Pets at Home and the last unit was taken by Sports Direct.
The final rents have increased by over 15% and the scheme now has the appearance of a modern retail park with a much improved tenant mix. The retailers on the park report that they are very satisfied with the trading performance.
Finally, there is now potential to construct a pod unit in the car park, which will further add to the attraction of the scheme.
